Can I use StrikeLM with my RTB, LTB, TAL, or other tribunal order?
Yes. StrikeLM supports final orders for unpaid rent from courts and provincial tenancy tribunals across Canada, including BC's RTB, Ontario's LTB, Quebec's TAL, Alberta's RTDRS, Manitoba's RTB, Saskatchewan's ORT, New Brunswick, Nova Scotia, PEI's IRAC, and Newfoundland & Labrador. The order must confirm genuine rent arrears.
What documents do I need?
Your final court or tenancy-tribunal order for unpaid rent, plus government ID, proof of property ownership, or a lease showing you as the landlord or authorized property representative.
What exactly happens after I submit?
We review your documents, process your payment, and submit the eligible rent arrears claim to Equifax Canada and TransUnion Canada. You'll receive an email confirmation after submission, and you can reply to that email if you need to provide an update.
How long does it take?
Once payment is processed and your documents are approved, we submit to the credit bureaus within 24 hours. The tenant's credit report may update within 30 days, depending on the bureau's processing time.
Will the arrears appear with both Equifax and TransUnion?
Yes. Eligible claims are submitted to both Equifax Canada and TransUnion Canada. Each bureau controls its own review and update timing, so the entries may not appear at exactly the same time.
How much does it cost? Is it a one-time fee?
The fee is $99 CAD per submission plus applicable taxes. It is a one-time fee for that arrears claim, not a monthly subscription.
We also offer CollectorPro at $29/month and CollectorPro+ at $49/month. Completely optional.
What are CollectorPro and CollectorPro+?
CollectorPro ($29/month) helps keep the recovery process moving after your submission. It sends compliant touchpoints to the tenant using the phone number or email you provide, notifies the tenant of the amount reported to the credit bureaus, gives them 60 days to negotiate with you, and notifies you when communication is sent.
CollectorPro+ ($49/month) includes those same features plus skip tracing to find up-to-date tenant phone numbers and email addresses when you do not have reliable contact information.
Neither service is a collection agency. You, the landlord, remain responsible for negotiating payments.
How does it work?
- Upload documents — Provide your court order and proof that you are the landlord.
- Pay — Pay the one-time $99 CAD submission fee plus applicable taxes. Add-on CollectorPro or CollectorPro+ if you'd like to. Completely optional. Neither are required.
- Arrears are submitted — StrikeLM submits the eligible debt to Equifax Canada and TransUnion Canada.
Do I need my tenant’s consent?
No. StrikeLM is designed for reporting genuine rent arrears supported by a valid court or tenancy-tribunal order for collection purposes. We do not report ordinary rent-payment history.
What happens if the tenant pays?
Reply to your StrikeLM confirmation email as soon as the tenant pays. We'll review the update and notify the credit bureaus as appropriate. No additional form is required.
Can I use a collection agency too?
Do not report the same rental debt through StrikeLM and a collection agency at the same time. If a collection agency is already reporting the debt to the credit bureaus, do not also submit it through StrikeLM.
Is StrikeLM a collection agency?
No. StrikeLM is not a collection agency. We help landlords report court-ordered rental debt to Equifax Canada and TransUnion Canada, but we do not negotiate payments, arrange payment plans, or handle payments.
How is my information protected?
Payments are processed by Stripe. Documents are encrypted in storage and used only to review and submit your arrears claim to the credit bureaus.
