Terms of Service

1. The service

StrikeLM is a technology and administrative service provider that helps eligible Canadian landlords prepare and transmit court-ordered residential rent-arrears information through the applicable reporting channel. Depending on the reporting arrangement used for a particular submission, StrikeLM may transmit information as an authorized data furnisher or through an authorized reporting partner. The service is available to Canadian landlords in all provinces.

2. Our role as a data furnisher

StrikeLM does not operate a consumer reporting agency, issue consumer credit reports, determine credit scores, or own or control a tenant's credit file. Equifax and TransUnion independently decide whether to accept, match, publish, retain, investigate, correct, or remove information from their systems.

Using StrikeLM does not guarantee that information will appear on a credit file, affect a credit score, remain on a credit file for any particular period, or produce payment or recovery. StrikeLM may use an authorized reporting partner while a direct reporting arrangement is unavailable or not applicable.

3. Eligibility and authority

You must hold a valid court order for rent arrears issued by a Canadian residential tenancy tribunal, such as Ontario's LTB, BC's RTB, or Alberta's RTDRS. You must be the landlord — or an authorized representative of the landlord — named in that order. By using StrikeLM, you confirm that you have the authority to provide the information and documents you submit and to instruct us to process them.

4. Accuracy and dispute cooperation

You are responsible for ensuring that every piece of information submitted through StrikeLM is accurate, complete, current, supported by lawful records, and authorized for disclosure. You must not submit information based only on an allegation, estimate, or personal belief when it cannot be supported by the applicable court order or related records.

We may request additional records, pause a submission, refuse to transmit information, or ask you to correct information that appears incomplete, inconsistent, unsupported, or unlawful. If a tenant or credit bureau raises a question about information submitted through StrikeLM, we may review the records available to us and provide relevant information or a correction through the applicable reporting channel. We do not guarantee the result or timing of any bureau review or investigation.

5. We are not a debt collector

StrikeLM is not a debt collector, collection agency, bailiff, law firm, credit bureau, or government agency. We do not collect money from tenants, receive tenant payments, negotiate payment amounts, arrange payment plans, settle debts, make collection decisions, or guarantee recovery. Our services do not replace legal advice or a licensed collection agency. The landlord remains responsible for communicating with the tenant, negotiating payment, and complying with applicable law.

6. Fees and refunds

The fee is $99 CAD per submission, for one tenant per submission, payable before filing. Optional products and any applicable taxes or payment-provider charges are shown at checkout. Unless checkout clearly states otherwise, optional add-ons are charged as one-time payments and do not create an automatic recurring subscription. Once your submission has been filed with a credit bureau, the related payment is non-refundable except where a refund is required by law. Contact us promptly if you believe you were charged in error before filing.

7. No guaranteed results

StrikeLM does not guarantee bureau acceptance, processing, publication, matching, correction, retention, investigation, a change to a tenant's credit file or score, tenant contact, payment, recovery, processing time, or any particular legal, financial, business, or collection outcome. Any examples, estimates, success rates, timeframes, or statements about possible outcomes are informational only and are not promises or warranties.

8. Documents and information

You authorize us to store and process the information and documents you upload for the purposes described when you provide them. You must have the right to share each document and must keep your own copies of your records. We may reject, quarantine, remove, or request clarification for a file that is unsafe, unreadable, incomplete, unlawful, or inconsistent with the service. Uploading a document does not mean that StrikeLM has verified its authenticity, legal effect, or accuracy.

9. Artificial intelligence

Some parts of StrikeLM use automated tools, including artificial intelligence, to organize information and ask questions. Automated outputs can be incomplete or wrong and are not legal, credit, financial, or collection advice. You remain responsible for reviewing every submission before it is sent. StrikeLM may review submitted information and documents to help maintain quality, safety, compliance, fraud prevention, and support. This review does not create a guarantee or a professional-client relationship.

10. Tenant contact information

We treat tenant contact information as confidential. We will not provide, return, sell, rent, or disclose tenant phone numbers, email addresses, or other contact details collected through StrikeLM to the landlord, payee, or any other person for their own use. We do not sell tenant contact information. We may use it only as needed to provide the selected service, maintain security and records, or comply with law. Limited access may be given to personnel and service providers who need it to operate StrikeLM and are required to protect it. We may disclose information when legally compelled or when necessary to prevent fraud, abuse, or a serious security threat. Our Privacy Policy explains our broader information-handling practices.

11. Optional advertising measurement

If you consent, StrikeLM may use browser tags or pixels and server-side conversion or relay services from Google Ads, Meta/Facebook, LinkedIn, X/Twitter, and OpenAI Ads to measure advertising and improve our marketing. This measurement is optional and is not a condition of using intake, security, or payment features. The Privacy Policy explains the limited information that may be used for this purpose and the choices available to you. The Privacy Policy page's preference control changes browser measurement on that device. To withdraw server-side measurement for an existing application, contact us as described in the Privacy Policy.

12. Availability and suspension

We aim to keep StrikeLM available, but we do not promise uninterrupted, error-free, secure, or timely service. The service may be unavailable because of maintenance, outages, third-party systems, internet failures, security events, or circumstances outside our reasonable control. We may refuse, pause, or terminate access, remove content, or delay a submission if we reasonably believe that these Terms, the law, a bureau requirement, or someone's safety may be at risk.

13. Prohibited conduct

You must not misuse the service, attempt unauthorized access, interfere with its operation, upload malware, scrape or reverse engineer it, impersonate another person, evade a security measure, submit false information, or use StrikeLM to harass, threaten, discriminate against, or retaliate against a tenant.

14. Disclaimer of warranties

To the fullest extent permitted by law, StrikeLM provides the service "as is" and "as available," without warranties or conditions of any kind, express or implied. We disclaim warranties of accuracy, merchantability, fitness for a particular purpose, non-infringement, availability, security, and that the service will produce a particular result. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.

15. Limitation of liability

To the fullest extent permitted by law, StrikeLM and its owners, employees, contractors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive loss, including lost rent, lost profits, lost data, credit consequences, missed deadlines, or reputational harm. Our total liability for a claim relating to the service will not exceed the amount you paid to StrikeLM for the specific service giving rise to the claim during the six months before the event. This section does not limit liability that cannot legally be limited.

16. Indemnity

To the fullest extent permitted by law, you agree to defend and indemnify StrikeLM and its owners, employees, contractors, and service providers from claims, losses, liabilities, penalties, and reasonable costs arising from your breach of these Terms, your misuse of the service, or the information and documents you submit.

17. Governing law and general terms

These Terms are governed by the laws of the province of Ontario and the federal laws of Canada applicable there. The courts located in Ontario will have jurisdiction over disputes, unless applicable law gives you a non-waivable right to bring a claim elsewhere. If any part of these Terms is unenforceable, the remaining provisions continue in effect. Our failure to enforce a provision is not a waiver. We may update these Terms by posting a new version.
